TOWN OF MAYFIELD

PLANNING BOARD

MEETING MAY 21, 2008

 

 

PRESENT:  Chairman Walt Ryan, John Vadney, Marilyn Salvione, and Robert Phillips

 

ABSENT:  Barney Brower

 

Chairman Ryan opened the meeting at 6:30PM.

 

Chairman Ryan introduced, and welcomed the Planning Boards new member Robert Phillips.

 

MOTION:  Upon motion made by John Vadney and 2nd by Marilyn Salvione the minutes from the April 16, 2008 meeting were approved.  All in favor (3) Ryan, Vadney, and Salvione. (1)  Abstain, Phillips.

 

OLD BUSINESS

 

William  and George Menge: 2 Lot Subdivision.

Representing the Menges: William Menge. Joseph Lander, Traci DiMezza Esq.  Chairman Ryan Discussed the Subdivision and rezoning process with Mr. Menge.  Walt reviewed last months meeting discussions.  Walt discussed with Mr. Menge and the Board the criteria needed on the preliminary Plat prior to the Public Hearing.  The following are the requirements per the Subdivision Regulations:  1, Lot # 1 be labeled (Residential buffer to RT 30).  2, Take the language of the proposed rezoning area off the Platt.  3,   8 copies of the final Plat.  4, Short Assessment Form filled out.  5, Subdivision fee of $40.00 to be paid.

 

MOTION:  Upon motion made by Marilyn Salvione and 2nd by Walt Ryan  the following Subdivision Regulations items were deleted from this application:  H,I ,J, K, and L  All in favor (4) Ryan, Vadney, Phillips, and Salvione.

 

Leroy and Marcia Salisburg: 12 Lot Subdivision

As the application was not on the May agenda, Chairman Ryan Addressed the Salisburgs.  As Charlie Ackerbauer was not present with additional changes no further discussion or action was taken.

 

NEW BUSINESS

 

Walt read to the Planning Board and all present a letter written April 29, 2008 to the Town Board in regards to a rezoning request of 111 Bellen Road, Broadalbin, owned by Scott MacLauchlin zoned R1.  Mr. McLauchlin formerly known as Chelsea's Restaurant, 2.7 acres is a Commercial Restaurant under a nonconforming property, and surrounding properties.

 

MOTION:  Upon motion made by John Vadney and 2nd by Walt Ryan the Planning Board for the Town of Mayfield will forward a letter of recommendation to the Town Board of Mayfield that the said property at 111 Bellen Rd. in the Town of Mayfield be rezoned to Commerical.  All in favor (4) Ryan, Vadney, Phillips and Salvione.

 

A second letter was presented to the Planning Board for rezoning.

Joseph Ruggeri, SBL # 152.-6-6, located at 116 Bellen Rd., Broadalbin, in the Town of Mayfield, Zoned Agriculture.  The Planning Board discussed  their obligation to consider the Comprehensive Plan in reviewing rezoning recommendations.  After a short discussion with Mr. Ruggeri and other involved parties of the intentional proposed use of the property, the following motion was made.

MOTION:  Upon motion made by Walt Ryan and 2nd by John Vadney the Planning Board for the Town of Mayfield will forward a letter of recommendation to the Town Board that the northern portion of SBL # 152.-6-6  ( with an easterly boundary  of 400 feet and westerly boundary of 600 feet) be rezoned Commercial, leaving the rest of the property Agriculture.  All in favor. (4) Ryan, Vadney, Salvione, and Phillips.  With this motion made the applicant would still have to subdivide the property.

 

At the conclusion of the meeting Walt updated Bob Phillips on other ongoing applications.

 

MOTION:  Upon motion made by John Vadney and 2nd by Marilyn Salvione the meeting was adjourned at 8:15PM.  All in favor (4) Ryan, Vadney, Phillips, and Salvione.
