TOWN OF MAYFIELD

PLANNING BOARD

MEETING APRIL, 16, 2008

 

 

 

PRESENT: Chairman Walt Ryan, John Vadney, Marilyn Salvione, and Nancy Deitch

 

ABSENT: Barney Brower

 

 

Chairman Ryan opened the meeting at 6:30PM

 

MOTION: Upon motion made by John Vadney and 2nd by Marilyn  Salvione the minutes from the March 19, 2008 meeting were approved with the exception of a spelling correction of the word Subdivision in the first two applications.  All in favor (4) Ryan, Vadney, Salvione, and Deitch.

 

NEW BUSINESS

 

William Murphy- 2 Lot Subdivision, SBL # 136-01-18.1, located ST HWY 29 in the Town of Mayfield, and zoned R-1.  Chairman Ryan reviewed the Subdivision Regulations for this application.  A discussion was held  on the right of way, and  the access to the Town road.  Mr. Ackerbauer brought in a copy of the deed.

MOTION: Upon motion made by John Vadney and 2nd by Marilyn Salvione William Murphy's 2 lot subdivision was approved as Exempt per the Subdivision  Regulations Appendix A. Paragraph DD.  All in favor (4) Ryan, Vadney, Salvione, and Deitch

 

George and William Menge- 2 Lot Subdivision, SBL # 137.-4-45.111, located on Rte 30 in the Town of Mayfield, .and zoned R-1 and RE.  Attorney Kolodziej explained the proposed project.  A discussion with the maps was held.  Chairman Ryan explained the difference between a Major and Minor Subdivision, and the process for rezoning property to  George Menge an Attorney Kolodziej.

MOTION: Upon motion made by  Walt Ryan and 2nd by Nancy Deitch  this application was tabled until the next meeting to review maps.   All in favor (4) Ryan, Vadney, Salvione, and Deitch. A second discussion was held later in the meeting on the Menge application, and the following motion was made.

MOTION:  Upon motion made by Nancy Deitch and 2nd by Walt Ryan the Menge application for Subdivision was declared a Minor Subdivision.  All in favor (4) Ryan, Vadney, Salvione, Deitch.

 

Leroy and Marcia Salisburg- 12 Lot Subdivision, SBL # 120.4-4-14 located on the intersections of Lathrop RD and Vandeburg Point Rd. in the Town of Mayfield, and zoned R-1.  A discussion was held on the  application which was originally  submitted  in June of 2005.  Charlie Ackerbauer presented a new map and explained the project to the Board.  A discussion was held on storm water run off.  Walt asked that an easement drawing  for Town access  be added to the map.  No approvals needed from D.O.T., and letters from other agencies are of file.

MOTION: Upon motion made by Walt Ryan and 2nd by John Vadney  the application was tabled pending additional information Salisburg .  All in favor (4) Ryan, Vadney, Salvione, and Deitch.

 

Clifford Gridley- 4 Lot Subdivision, SBL # 121.0-2-2 located 123 Perique Rd.,Mayfield, zoned R-1.  Walt had reviewed the application .  Last year the previous Board declared this application a Minor Subdivision. 

MOTION:  Upon motion made by Marilyn Salvione and 2nd by John Vadney this application was re declared a Minor Subdivision.  A discussion was held on the Regulations

MOTION:  Upon motion made by Marilyn Salvione and 2nd by Walt Ryan Subdivision Regulation 502:B,J , contour lines was eliminated from the requirements needed for this application.  All in favor (4)  Ryan, Vadney, Salvione, and Deitch.

Submission requirements: 1, draw a house on each lot.  2, put percolation test results on  the maps.  3, Put delineation of wetlands on map

No further action taken by the Planning Board.

 

Next months meeting is scheduled for May 21, 2008 6:30PM

 

Chairman Ryan announced  with regret the resignation of Board Member Nancy Deitch as of this April meeting.

 

MOTION:   Upon motion made by Nancy Deitch and 2nd by Walt Ryan the meeting was closed at 8:35PM.  All in favor (4) Ryan, Vadney, Salvione, and Deitch.
